Imagine a vacation with theme parks, attractions, museums, and activities beyond your senses. You've found it in sunny Orlando, an excellent family vacation spot. The City Beautiful offers more than just the shining face of Mickey Mouse. If you plan your vacation to the area well, your enthusiastic family won't miss any of the excitement that the city has to offer.

The history of Orlando dates back to 1838 when the United States Army built Ft. Gatlin to protect settlers from the Indians in the Seminole Wars. The area continued to grow, and in 1875 the Town of Orlando was incorporated and listed as an area serviced by the Postal Service. In 1880 the South Florida Railroad extended the rail transportation to Orlando and the citrus industry grew exponentially. Because of this growth Orlando was able to survive the Great Depression and World Wars.

In the 1940's the Army established two Air Force bases, as well as three Naval Training Centers here. With the move of the Army, along came what is now known as Martin Marietta. The town was starting to develop a technical economy until Walt Disney visited the area and purchased over 30 acres of land. In 1971 Walt Disney World was opened, creating a whole new industry for Orlando- tourism.

Since then Disney has expanded upon their land and brought with them Unisversal Studios, Anheuser-Busch, and other large corporations as well as people to maintain business and The City Beautiful.

WHERE TO STAY

Planning your accommodations to the Orlando area should be prepared well in advance, especially during the summer months when the city receives the most travelers.

Think about the activities that you plan to participate in. If attending all of the major theme parks within Walt Disney World, or Universal Studios is your main objective, then staying at a hotel on site would be simple. All of the hotels on Disney and Universal property have travel accommodations to the theme park of your choice, as well as restaurants where you can take your meals, leaving your stay less hectic and relaxing.

If you plan to take in more sights and plan to utilize a shuttle service or rent a car; you have more choices in where to stay. You can still stay in one of the theme park resorts, or you can look for accommodations nearby that suit your taste and budget.

DISNEY HOTELS

The Disney hotels range in price from seventy-seven dollars a night to over four hundred dollars, depending on the space that you need and amenities that you want to surround yourself with during your stay. The hotels are listed by which theme park they are associated with, or what area of the property they sit. All Disney hotels offer travel accommodations to and from their facilities. Shuttle services can be acquired to attend other events within the Orlando area.

Magic Kingdom Resort Areas

Disney's Contemporary Resort (prices start at $239 a night)

Start your vacation getaway at the hotel depicting Walt Disney's vision. Imagine riding on the monorail track that sits in the middle of the resort, floating above water on your trek to the Magic Kingdom. After a busy day at the park you can return to this resort to dine at Chef Mickey's with all of the classic Disney Characters and swim at leisure in the swimming pools or enjoy any of the recreational activities including arcade games.

Camping anyone? Disney's Ft. Wilderness has several options for camping lovers from pitching your own tent on Disney property, to staying in one of their air-conditioned cabins. The resort has several nature trails, horseback riding, and walking paths for your enjoyment.

Disney's Grand Floridian Resort and Spa (prices start from $339 a night)

This Victorian resort will make you feel like a king or queen, literally. With the spa at your fingertips, a traditional English tea, food that will melt in your mouth, and several pools to choose from, you could easily live in this hotel.

Disney's Polynesian Resort ( prices start from $299)

Walk into the tropical South Pacific and enjoy the tropical atmosphere lush with indigenous vegetation and koi ponds. The Polynesian resort is sure to offer tranquility and fun-filled dining experiences. O'Hana's offers a buffet style dining experience, full of tropical delights to suit anyone's appetite. This is a great dining experience for families. O'Hana's is very family friendly catering to children by playing games and offering a wide selection on their children's menu.

WHERE TO EAT

There are several areas of interest when it comes to eating, especially for me because eating is one of my favorite activities. Most of the restaurants within the Orlando area are grouped in sections, because they are traveled frequently or have group transportation to the area. Dining opportunities within Walt Disney World, Universal Studios, and SeaWorld are included below under separate theme park headings.

To beat the crowds, eat either early or late. The dinner rush usually starts anywhere from 5:30 on and can last up to 8 p.m. With children in tow, it is always easier for us to plan on eating around 5 or earlier to enjoy our meal completely, especially because all of our family enjoys dessert. This ensures that we have a short wait, if any, and we secure a table to dine, relax, and not feel that our meal was rushed.

Smoking is legally prohibited in Orlando restaurants. There are some dining areas that have outdoor smoking sections, so take note of where these locations are, especially if someone in your party is a smoker, or needs to say away from secondhand smoke, of smoking locations.

Areas that offer a large selection in dining include: Celebration, Lake Buena Vista, I-Drive, and Sand Lake Road. There are also several Dinner Attractions that your family might enjoy attending.

This is just a sampling of restaurants that the area has to offer. Renting A Car

Utilizing services at the airport will be much easier and if you plan accordingly, can be cheaper.

Both Walt Disney World and Universal Studios offer transportation to and from their hotels and dining areas, so if you plan to keep your stay within the confines of either of these areas, you will need to just plan your departure and arrival times based on the transportation available to you. During busy travel times, your expected wait time for transportation should be no more than fifteen minutes.

THEME PARKS

Orlando definitely has its fill of theme parks. With over seven major theme parks to choose from, you shouldn't find yourself filled with boredom. The major theme parks are generally priced around fifty dollars per adult. Most of the theme parks offer special passes that allow you to �hop' from park to park, or visit more than one of their affiliated destinations in one day.

For example, Universal Studios has two major theme parks, Universal Orlando, and Islands of Adventure. Say that you have planned your attractions that you want to attend at Universal Studios, will be eating lunch at Universal Citywalk and then want to visit Islands of Adventure to get a taste of both of these areas. Passes are available for you to do this. It is generally called park hopping. All theme parks have packages to purchase according to your stay, or you can purchase a one day admission pass. Just pay attention to the rates available. You want your dollars to be as flexible as possible so that you make the most of your vacation.

Walt Disney World Theme Parks

Sea World has created an area for the manatees to live in their natural habitat to house hurt manatees, care for them and release them back into the wild. Shark Encounter

Travel through an underwater acrylic tunnel just underneath haunting underwater animals, including the barracuda, eels, fish, and sharks. This is a spectacle that you can't miss. Each panel in the tunnel can support the pressure of over 500 tons of water.

Sicily? Why? Oh, maybe it's the really friendly people, or the food, or the beautiful beaches and hot summers. Well, why not, but how do you proceed, where do you start? We started online, as many do, in an idle search for affordable property in a warm Mediterranean location. Rather sounds like many people's dreams. We were in France at the time, thinking about how long winter was, and how short summer. We had never visited Sicily before, and without much thought hopped on a boat in northern Italy, and came down here. As we negotiated the delightful, chaotic driving of Palermo, and found the road out of town toward Cianciana (about 2 hours south), we were already in love.

We, like many English speakers who are not fluent in Italian, chose an English agent local to the area we were looking. In retrospect, not the best way forward. We received rather edited information about the availability of property, and had no real knowledge of the local prices to know that, what we were being offered was inflated. This is a pitfall that can only be avoided by employing patience and pursuing contact with a licensed Italian agent. FIAIP~ Federazione Italiana Agenti Immobiliari Professionali. This is a voluntary scheme, where agents agree to possess and display, current licenses, carry insurance and guarantee a specified level of service and knowledge. To clarify: there are many English and Americans in Italy who sell property legitimately and are knowledgeable and helpful. Perhaps they too will form some kind of “self-policing” organization, to provide their clients with a more reliable and consistent service.

Well, we have lived and learned for others, we did purchase a house at a price which seemed in keeping with Spain, or the Southwest of France, only to find from our neighbors, as our Italian improved, that we had well over paid the asking price. Lesson: talk to the neighbors. If you don't speak the language, find someone to translate. There is no etiquette to prohibit conversation with those who you may be living next door to in the future. Granted they may want to sell you their house, but you are never obliged to any agreement until you sign! The advantages of speaking with others who live on the street are: the expansion of your own knowledge about a town, real estate prices, and importantly whether a place is correct for a short term renovation project or not. Many people want to buy a “fixer-upper”, throw some work at it, and put it back on the market the following year. All well and good, if the local property market is in need of renovated properties, but again, talk to the people that live there! The other point is: if you are looking for a second home, or holiday place, it is less important what resale value may or may not be. However, it is most vital, that you feel relaxed and happy with your surroundings. If you don't feel that talking to the 'locals' is interesting or welcoming, look elsewhere. We can't stress this enough, it is through these relationships, that we were able to acquire the property we had originally come to view at an amazingly reasonable price. Additionally, we were then able to help another friend from the U.S. find a little property to renovate right at the top of town, with the most romantic view over a 'piazza.' Not all was lost by our initial experience, but we certainly could have done without it. And as we have pointed out, it could have been avoided. We were excited and impatient. If you are not sure, simply walk away.

That is our little story, we love our place in Sicily, and the town, Cianciana, we were so fortunate as to land in. It's about a half hour's drive to the beach, (yes, you do need a car here), but the town has all the other goodies. These are those things you need to consider before jumping into any foreign property market. Another consideration is distance. It is no short trip from the west coast of the U.S. all the way to Sicily. The best plan, when attainable, is to fly into Rome or Milan, where you have much wider choice of connection to Palermo. This gives the opportunity to arrive during daylight hours, which is a much nicer time to drive. All the major car rental agencies are present at the Palermo airport. If you live in the UK, the connections are easier, but often times they are evening or late night flights, and you need to plan accordingly.

Right below. These are guidelines, we are not professionals, and we are only offering our personal experience, and hopefully some links and references that will able you too, to find a place in the sun.

1. Choosing a province: go online. There are countless Sicilian sites in English that give very good information about Sicily, it's culture and it's regions. http://www.bestofsicily.com/
The best of Sicily, is a good place to gain some history and ideas about the island.

2. Once you've decided on a province, try www.fiaip.it, to find some licensed estate agents in the area. Contact as many as you like. This is not to say, one should waste the agents time, however it is a good time to ask as many questions as you can, to try and get a better feel for a place before you visit. Many agencies employ some English-speaking staff, and will most definitely publish this fact on their sites. But, hey, if you're pondering a move or holiday home in Italy, you can start by learning some basic terms. (we've included the most basic at the bottom of this article) Some agencies say they can help you arrange a mortgage, but this is still the province of the bank. It is best, if you are not using cash savings, to talk to your own bank about your plans, and get yourself pre-approved for a specific amount before you look. An Italian bank, is not going to just up and give some foreign buyer with no residency a mortgage, although there are exceptions, it is till a good idea to talk to your own bank, in person, about your plans. This will facilitate money transfers etc. in the future. Before you go any further, THE BUYER PAYS ALL FEES IN ITALY, AGENTS FEES (3-6%), TAX (11% OF RATABLE VALUE FOR NON-RESIDENTS), NOTARY FEES AND LAWYER'S FEES)

3. The visit. Well, it is really up to you what time of the year is convenient. It gets very very hot during the summer, and in August, flights will be their most expensive. In the winter, the number of flights into Sicily is greatly reduced, so we say. . . late April. The island is in it's full spring bloom, and the oranges are coming into blossom, why not spoil yourself? It can still be quite cool in the evenings, and a bit rainy. This is a good time to look at property, especially if you're considering rural property, as whatever water/weather issues it has suffered from winter should still be evident. By summer, everything is dry, and it is much more difficult to perceive possible problems.

(*note: WATER, Sicily's water supply is rationed. Meaning, that in our town for example, for most of the year there is mains water pressure for 2 hours a day, which requires every household to install a water storage tank, and a pump to supply water in the 'off' hours. Also, here, the water in the summer months (June-August) is only on every other day. You need to be sure you have a very clear idea of water supply to your intended property. You also must be very clear about sanitation with rural properties. Sicily is Europe, and the regulations are the same. Regulations, concerning independent waste systems are being tightened continually. It would be best to request a 'sanitation certificate' that verifies that the existing system is legal, or that the property is 'okayed' for the installation of a modern septic tank. With rural properties, you must also request to see certification that the entire structure is regulated, this can be a real problem after purchase to resolve, as it may require you to purchase additional land, and may not always be possible. Learn from people's experiences in Spain, you do not want to be told that you are required to pull down half the house as it is not legal. You cannot insure a an 'unregulated' house. Need we say more? It sounds like a pain, but all of these assurances should be readily available on request. Italy, is terribly organized, and has put all of this information on computer and on line. )

Before you visit, have the agent arrange accommodation for you. Many towns have a number of private holiday rentals, either in the center of town or a villa in the country. These prices should be around 300€/week for 4 people.(of course this can vary) You may run into pricing per person per night, which is around 15€ to 25€ depending on length of stay. (i.e. 2 people, 7 nights, 210€, or 2 people 3 nights 150€), plus a cleaning fee. Make sure you have an agreement in writing as to these arrangements. If you decide to book a hotel, or other on your own, keep in mind that often the price you see is PER PERSON, PER NIGHT.

So you've arrived, and hopefully before getting there you have at least a good idea of whether you need to be out in the country, in town, closer to a beach, have a roof terrace etc. In other words, prioritize your necessities before you start looking at properties. After the third one, the mind starts to jumble as it is. Take notes! You'll need to ask to take pictures. If you're not visiting properties that suit you, then you need to take a break, and explain more clearly what it is you want. This is far more difficult than it sounds, as often we haven't really defined what we want. If you're having trouble, ask yourself some of the following:
Can I be bothered to refurbish the (bathroom, kitchen etc)…or is that something I want already complete.
Is it realistic to take on a large renovation project from a distance?
Do I mind such close neighbors (or is it too isolated)?
Do I like having guests? (This is a more important consideration than it appears at first, be honest with yourself!)
When I imagine a home here, what do I see? (a garden? a terrace? a huge dining room? . . .)
Do I want to drive, just to buy milk?
Can I sleep with the street lights and traffic?
Do I want to be able to rent my home, or even retire to it one day?
A little “new age” you might think. However, sitting down with paper and pen and making a list of what it is you cannot do without, will save you time, and help the agent show you more appropriate properties.

4. You've found something. Do not be afraid of making an offer. As they say, “You never know.” But let's assume you have decided to buy. Now, the first agreement signed in Italy is a compravendita, where you and the seller agree to a certain price, deposit, and date of completion. Often you are asked to put down as much as 33% of the asking price, to secure a property. That is the standard where we live, but I have researched and found some disparaging figures from 20-50%. Again, this is a good reason to work with a licensed agent. Some people hire a lawyer/solicitor to work on their behalf. This is a good idea. You ideally would like someone who is licensed to practice in both your home country and Italy. (try www.italymag.co.uk , their forums are very informative). This is also a good site to look at concerning the transfer of funds, and how best to achieve this. We were very fortunate to be here throughout, and pay everything directly to the owner in front of the solicitor and notary, and 2 or 3 witnesses.

Here is the most important fact you need to be aware of BEFORE you sign and give a deposit: THIS IS A BINDING CONTRACT ON BOTH THE BUYER AND THE SELLER. IF YOU FAIL TO COMPLETE THE PURCHASE, YOU LOSE YOUR DEPOSIT AND THE SELLER CAN ASK FOR ADDITIONAL DAMAGES UP TO AMOUNT OF THE DEPOSIT, AND OF COURSE KEEPS THE PROPERTY. CONVERSELY, YOU AS THE BUYER ARE ENDOWED WITH THE SAME RIGHTS, IF A SELLER DOES NOT COMPLETE THE SALE, OR PULLS OUT, YOU GET YOUR DEPOSIT BACK, AND CAN CLAIM DAMAGES AS WELL.

You will see this particular law phrased in a number of different fashions. We believe, after talking to the local agents and lawyer, that receiving “double” your deposit back if a sale falls through, requires quite a bit of legal interference, and if a party doesn't have the funds, well, you won't receive anything. Really, you need to be sure before you sign a compravendita and make a deposit, that this is indeed the property you want, and that you will be able to pay the balance on time (usually 3 months, but this is decided between buyer and seller, and can be longer).

Additionally, once you have deposited 33% and signed** (see below) the initial agreement, you are then the recognized owner, and can have the keys and full access. Sometimes, an owner/seller may not wish to turn over the keys until the final contract and payment. Use your own discretion. We had this experience, but as we didn't need immediate access, we agreed to wait until the final contract was signed, and had the agent hold the keys for the seller (this prevented anyone else from entering the house during this time). Make sure it is clearly stated if you are keeping any furnishings and fixtures.

At this point, a notary, solicitor, and the agent will begin to draw up the paper work for the final contract. They should perform a title search, make sure the property is free of debt, structurally sound and that all 'legal' owners have agreed to sell. Another note: the neighbors to a property technically have “first refusal” when a property is for sale, we've never been able to find a really precise explanation on how they are informed, or what the process is, but their names will appear in your contracts. You really need to demand that all of these documents are translated into English, this will be another cost, but essential! This is also the time you must get an accurate figure for closing costs. The tax of your property is based on a state valuation, which can be higher or lower than the sale price. Two examples: our house was valued at near 10,000 euros more than we paid, so our additional 11% tax, was obviously significantly higher. Our friend's house was valued at more than 50% below the sale price, and her tax was minimal. (This is not to say she paid too much for the house, but rather the house was undervalued at the time of it's state evaluation.) You must decide by comparable properties in the neighborhood, whether a price is correct. And, as we said above, talk to the neighbors! Other fees: of course the agent should be able to tell you to the penny what their fees will be, the notary's fees are fixed by each service they perform, and the solicitor's are some what flexible. Ask for a written quote, you don't want to be shocked at the final signing by some absurd amount!

**In Italy, you cannot sign a contract unless you are fluent in Italian. A procura is drawn up by the solicitor, translated by a state licensed translator into English, and all of this is read aloud in front of the notary,solicitor, You, and at least 2 witnesses (one who must speak both English and Italian), giving the solicitor (or elected employee) limited power of attorney to sign on your behalf and in your best interests during this one transaction. This is why many people suggest having your own attorney, who acts only on your behalf throughout the entire process.

5. The final contract. Let's assume that it has been a standard 3 months between your initial contract and the final contract, and that you are present for the final signing. You should really make every effort to be, as you will be able to verify floor plans, the contract, the address of the property, the spelling of your name, and final transfer/payment of funds. Also, it's fun. After all the above, you might feel like: why bother? In reality, it is no different than buying a house either in the U.S. or the UK.

Present at the signing should be: a notary, a solicitor (plus yours, if you have opted to hire one), a translator, a bilingual witness, and often a solicitor might request that you have a bilingual witness you have chosen yourself. (Okay, that can be a bit sticky if you don't know anyone, but if you've hired your own solicitor, this is not an issue). And You and the seller will be present as well. Another procura is read aloud in both English and Italian, naming all present parties and electing who will be signing the final contract on your behalf, you still sign as well, but must be represented by a qualified Italian speaker.

The notary and solicitor verify the identities of all present, and make sure those selling are named as the registered owner, and that the floor plan matches the description. Additionally, they verify dates of construction and that everything is regulated. At last, when the notary has read aloud all of these contracts (in Italian, which is why you should have a translator and your 'own' witness to explain anything you might not understand), then final payment is presented via the solicitor to the seller. How you pay the final amount is up to you. If you have an Italian bank account, and it really is a good idea to do this as soon as you've decided on a property, you can write a check or arrange a direct transfer. If the amount is not too large, many people here pay in cash. Notary, tax and solicitor are most often paid in cash, okay at least in our town that has been the case. I can hear people dissenting. Obviously you want a receipt which shows exactly what the fees covered (i.e. specific notary services, tax and ratable value of your property, and solicitor fees).

REALLY, THIS IS THE BEST ADVICE WE CAN GIVE: WE CONSULTED A SOLICITOR LICENSED TO PRACTICE IN BOTH THE UK AND ITALY, AND FOR A FIXED FEE HIS FIRM OFFERED A COMPLETE RANGE OF SERVICE, WHICH WOULD INCLUDE ALL OF THE ABOVE, AS WELL AS PERHAPS A 2ND NEGOTIATION WITH THE OWNERS TO VERIFY (OR EVEN LOWER) THE AGREED SALE PRICE. WE DECIDED NOT TO SPEND THE MONEY, THAT WAS A HUGE ERROR, SPEND THE MONEY ON A SOLICITOR FOR YOURSELF!!!

After all the reading, pauses, paying and signing, that's it you're done. Everyone will say “Auguri” (congratulations) and the property is yours! The notary and solicitor will file and register the change of ownership, and your deeds (atto) should be available in 21 days. When you receive this, double check that your name, address and description of property are correct. You will need to change the electric account ( www.enel.it ) much of this can be accomplished online, but you will need the previous client number, or you can go to the ENEL offices, or the agent might do it for you by phone. You will also need to change the water/waste contract into your name, which is done at the communa (city hall). You will need a marca da bollo a stamp in the value of 14,62€, that can be purchased at any news agent. You also need to write down the number from the water meter and have the previous owners name. Again, your agent should be able to do all this, and if you've retained a solicitor, these services should be included in the fee.
